Generally speaking there are two options to purchase property namely, freehold condominium or leasehold of any type of property
Buying a condominium freehold with a title deed is an option available to foreigners. The only restrictions on purchasing a condominium are that the percentage of aggregated area sold to foreigners cannot exceed forty nine percent (49%) of the total sellable area in the condominium block; and that the funds used to buy the condominium have been remitted from abroad and correctly recorded as such by a Thai Bank on a Tor Tor Sam. Purchases of condominiums by foreign individuals come under the jurisdiction of the Condominium Act B.E. 2535 (1992).
49% of the condominiums in Surin park are sold with a foreign freehold condominium title .This allows a foreigner to own property on a freehold basis.
The title will be transferred to each owner upon completion of the construction and registration approval as a condominium unit by the local authorities.
Remaining 51 % of the condominiums suites are sold with either Thai freehold condominium title or leasehold. The lease period is three times 30 years thus totaling 90 years.
For leasehold, the lease will be officially registered at local land office for each buyer upon completion of the construction and registration approval as a condominium unit by the local authorities.
- Reservation: Pay the reservation fee of THB 100,000 which is completely
recoverable by deduction from the final payment.
- Signing: The Sales and Purchase Agreement is to be signed within a short
period following the reservation. A 20 percent deposit payment of the unit price is
required upon the signing of the agreement.
- Installments: The remaining pre-completion payments will be divided into
installments over the construction period of the project
- Balance on transfer remaining (5 percent)
- Estimated completion date September 2009
